The piling version of the Porches Cottage is well suited for coastal sites where occasional flooding is possible such as an ocean waterfront community or beachfront community.

This design locates the living spaces on the top floor to maximize views. This "inverted living area" arrangement works well for a waterfront lot or other location where the view is a primary attribute of the site. This version is available with an elevator option to ease access to the top living floor.
